What are pre-owned modular buildings?

Pre-owned modular buildings are second-hand buildings that are can be refitted and refurbished by Foremans to meet individual specifications. Our pre-owned buildings offer all the advantages of off-site construction with the additional benefit of exceptional value for money. Steel-framed modular buildings can be supplied in single and multi-storey configurations, and fitted out for a wide range of end uses.

What is the difference between a 'modular building' and a 'cabin'

A cabin is a stand-alone, self-contained building that is delivered in one piece by road and installed on site ready for immediate use. A modular building is constructed from two or more individual modules. The modules are delivered to site by road, craned into position and connected together to create buildings of any size, up to three storeys high, to meet individual requirements.

What are your buildings made from?

The Portakabin buildings supplied by Foremans are constructed with a steel outer wall, steel roof and galvanised steel floor frame. The walls are of composite construction, incorporating foam insulation for superior thermal efficiency. This method of construction provides a building that requires very little maintenance and offers a high degree of comfort, all year round.

Do Portakabin buildings comply with Building Regulations?

Yes. These buildings offer ready-to-use working environments that can meet the requirements of The Building Regulations, The Building Standards (Scotland), and other permanent building regulations – including Part M (2004).

Do Foremans buildings need planning permission?

Yes. All modular buildings require planning permission, and that includes all Portakabin buildings from Foremans. Our specialists can take care of all planning permission applications on your behalf, if required.

What preparations do I need to make before delivery?

You will need to keep access to the site free from obstructions, allowing enough space for the vehicle delivering the building. Suitable foundations or a level hard-standing area must be available to accommodate the building. Foremans will advise you on these matters during a site inspection.

What type of foundations will my building require?

This depends on the surface the building will be standing on, and the type of building. Stand-alone cabins that will be located on hard standing will only require shims. For other surfaces, or for modular buildings, only pad foundations are necessary. The foundations required will depend on the site conditions, the building weight and floor loads, so we will always advise you on your individual requirements. Foremans can take care of all groundworks for your building, if required.

How are Foremans buildings delivered?

We will make all arrangements for the delivery of your building. Modular buildings and cabins are transported by road on a flat-bed lorry or trailer platform and positioned using a lorry-mounted or standard crane. Modular buildings are then mechanically moved into position using lifting eyes.

What can you do to enhance the security of my modular building or cabin?

A range of optional extras is available to enhance the security of your building and prevent break-ins. These range from steel shutters and window guards to advanced intruder alarm systems.

How can I buy a pre-owned modular building?

We offer a range of procurement methods, including flexible finance solutions with the option of a ‘buy-back’ guarantee. We also purchase good quality modular buildings that are surplus to requirements.

What happens if I have a problem with my building?

You should contact our Customer Services team on 0845 200 8651, who will provide ongoing support after your building is delivered. They will act quickly to remedy any problems you may have. Remember that all modular buildings purchased from Foremans are covered by our comprehensive warranty package.

Do Foremans buildings comply with the Equality Act 2010, SENDA and Part M of the Building Regulations?

Portakabin buildings from Foremans can be configured to meet the requirements of these regulations and the obligations of the Equality Act 2010, where required. You should seek clarification of these requirements from your local Building Control department before finalising your building specifications.

We are very short of space on our site. Can you build up on the roof or within internal courtyards?

Yes, subject to individual site surveys. We have installed buildings on rooftops using structural steelwork. We can also crane buildings over existing structures and into enclosed courtyards. Multi-storey capabilities mean that large buildings can be created on small footprints to make the best use of space.

Can you act as main contractor?

Yes, we can offer a full design and build service. We are also happy to work with other contractors, as required.

Could you use our existing sub-contractors?

Yes. However, if you wish to employ your own sub-contractors or suppliers, it is important that they are assessed in the same way as our existing suppliers.

How many people can a Foremans building accommodate?

Our modular Portakabin buildings can be configured to house from one to more than 1,000 people. Our specialists will be happy to advise you on the most suitable type and size of building for the number of people you need to accommodate.
