How does modular construction work?
Modular buildings are constructed from two or more steel-framed units, or ‘modules’. These are connected side-by-side or end-to-end and in multiple storeys, up to three storeys high, to create buildings of any size or configuration to accommodate hundreds of people, if required. Modular construction is widely recognised as the ultimate sustainable solution to the environmental challenges of modern construction. It generates less than 10% of the carbon emissions of an equivalent newly manufactured building1 and requires a fraction of the on-site vehicle movements, since most construction work takes place in the factory. There is also very little on-site waste or noise.
